Now, I wasn't attacking you and I didn't say you were going to fail. I was trying to tell you to be cautious because real estate isn't as easy as everyone seems to think it is. Most people can't take care of their own apartment or house, but somehow they believe they can own/manage an apartment complex right off the bat. I just think it's good for investors to start small. It sounds like houses aren't a good investment in your area. I'm surprised to hear that rents are low in your market considering they're going up in most other markets. Are apartments a good deal in your area or are you trying to buy out of state? Like I requested, post your deal and let's see if we can give you some input. We can't help if we don't know anything...
