1) why do I want to buy?
To make money, oh yeah creative financing is possible
I know investors who have done them. every starts of
with no money well most people anyways.

Yes I do KNow what a good deal is and I also have
people I can consult.

3) High risk borrower? I mentioned having to do this
in my original post. I know about the loan market
because I have several relatives who are loan brokers.

4) do I know how to manage?
this is easily solved. I can hire a property
management company. apartment managers association has
a course in apartment management and so does the local
community college.

I have found a way to get the money for downpayment
and I am talking a cash partner. Just need to pay of
some credit and he is going to do that for me.
