I hope you don't mind me pointing out a few items:
1) If you don't have the down payment, why are you wanting to buy ? "Creative" financing and no/or little money down schemes are unwise (check the archives here on this subject), and besides, not even possible in this market climate with lenders.
2) Buying with "hard money" means this has got to be a out of this world fantastic deal. At your stage, do you know what a good deal really is?
3) A lower credit score means you are a higher risk borrower; there must be reasons why you are. How about improving that score before you buy.
4) Do you know how to manage (or even oversee management) or an apartment building?
Please get educated before you risk your money and financial future.
