New to commercial investing

Like the subject I am new to this and am looking into
buying an apartment complex 5 units or more. I found a
private money lender who goes stated and hopefully I can
use them. The problem is I have no idea were to get that
kind of cash for the downpayment. It says financing up to
85% LTV. but that is if your credit 680 or more. with my
credit score which is low, I am probly looking at having to
improve my credit just to meet their minimum credit score
requirement. even At 15% the downpayment would be about
$100,000 or so. where do I get this, any ideas would be
great. Thanks!
