Tattoo Tenant

I am looking for anyone with experience leasing to a tattoo artist. I have a 3000sq.ft building located on a busy street that is zoned Residential/Commercial. It used to be a bookstore in the front with the owners living in the back.
I am showing the place to a prospect who wants to live there and operate a tattoo parlor as a part time business. I don't know much about tattooing other than I see them on the majority of the population these days. Are these artist required to be licensed ? Any requirements for the facility ? Any info. you might have would be helpful.
