Buying the banks note is SUPERIOR to doing a short sale because once you own the loan it puts YOU in control Vs the bank. It also eliminates many of the logistical problems with short sales in having to deal with some many different parties and their agenda (the property seller, the buyer, the Realtor, the loss Mitigator or Negotiator, the Mortgage Insurance people, etc.)
