WHY do you wish for him to become an "equity partner"?

What does he owe on the home currently?

How long has the home been on the market?
DOM -days on market

Is the value in today's market worth $1M?

What type of financing will be involved? Will you have to go out and obtain new financing or will he provide it?

There may be a way to capture and distribute the benifits both of you may want using an OPTION type agreement Versus a "Share equity or appreciation" type agreement.
